Choosing a new place to live is a decision that should be made with a lot of thought and consideration. That’s why we’re here to assist you the home that best meets your needs at 7160 Optima Kierland. We’ve compiled a list of commonly asked questions you can browse below. Generally, the process begins with a private viewing of one of the spacious floorplans you’re interested in. We will show you around the first floor of our community, which is entirely comprised of amenity spaces open to our residents 24 hours per day. Once you’ve selected the perfect apartment, we will begin the application process which can be completed all online. Welcome to the family!
Yes, there are a few basic requirements. You must have favorable credit and no criminal background. The only other requirement in virtually all cases is that you must submit proof that your gross monthly income is at least 3 times higher than the monthly rent. We do not discriminate against potential residents based on race, color, religion, national origin, age, sexual orientation, marital status, disability, or creed. If you have more specific questions, please ask them to your leasing team when you schedule a viewing!

While we will do our best to accommodate spontaneous walk-ins during office hours, we cannot guarantee a leasing agent will be on-site. You also may not be able to view the property or unit you are interested. Because of this, we recommend scheduling an appointment for a tour with our leasing staff who is on-site 7 days per week.
There is a $50 per applicant fee for anyone over the age of 18.
Our security deposit is just $300 on approved credit with a maximum of one month’s rent. Provided there are no damages and all rent has been paid, your security deposit will be refunded in full when you leave.
Yes, we are a pet friendly community! We allow a maximum of 2 pets per apartment. Certain restrictions do apply; please speak to your leasing agent for more information.
Sub-leasing is not allowed.
We are committed to being a paperless community when possible and therefore collect all rent payments online. If you are unable to make online payments, we do allow for WIPS payments. https://www.moneyservices.com/billers/wips-rent-payments/
Yes, all resident are required to provide proof of renters insurance on or before the day of move in with a minimum of $300,000 in liability coverage.
Lease terms vary based on availability. We do require a 60-day written notice to vacate.
